Most asked questions
What can I do on Havelia?+
Havelia brings together people looking for a property and people who have one, on two markets: sale and rental.
- Buy or Rent: create your project (type, budget, area, criteria). Home shows you the compatible listings, and their owners see your project: they can send you a request.
- Sell or Let: list your property. Home shows you the compatible buyers or tenants, and you send a request to the ones you like.
One account can hold several projects and listings: at the top of Home, pick the one whose selection you want to see. When it’s open, the Holidays market (going away or hosting travellers) works the same way.
Is Havelia free?+
For individuals, yes. Creating a project is free, for buying as well as renting, and an individual publishes one listing for free. Havelia takes no commission: the sale or the lease is agreed between you. To publish more — or as an agency or developer — the Pro and Pro+ plans are available; agencies get a free 3-month Pro trial.
How does the compatibility score work?+
A listing and a project can only match if the listing’s town is in the project’s area. Each card in your selection then shows a score from 0 to 100% that combines:
- Budget (price or rent against the project’s budget)
- Property type
- Size (surface, rooms, bedrooms) and amenities
- Shared qualities
- The project’s maturity (financing, timeline or, for rentals, the rental file)
On each card, Why …%? details each criterion, with strengths and points to watch.
Can I message a seller or a buyer directly?+
Yes, with a contact request: send it from Home or the Explorer, then write to them in Messages. Until the other person accepts, you can send 3 messages, with no links or photos. If they accept (Chat with …), you chat freely; if not, you’ll only learn it isn’t for them.
Will I be told about new compatible buyers or tenants?+
Yes. Every morning, we look for new projects compatible with your listings. If there are any, you get a summary notification (or an email if you only use the website); it opens your selection on Home, where you send a request to the ones you like.
To stop them, turn off Push Notifications (Profile > Notifications in the app) or the Activity (messages, requests) emails (My account > Notifications on the website): this turns off your other notifications too.

How do I create an account?+
Tap Sign in (on the website, at the top right): the Sign up or log in screen offers:
- Email or phone: enter your address or your number, then the code you receive by email or SMS.
- Google or Apple: one-tap sign-in. With Apple, if you hide your email, you’ll be asked for your name separately.
You then give your first and last name, accept the terms of use and the privacy policy, and pick what you want to do (buy, rent, sell or let). You can browse Havelia without an account: an account and a verified phone number are asked for before you create your project or list a property.
Why do I need to verify my phone number?+
You can browse Havelia without a verified number. It’s asked before you create your first project or list your first property, and for the AI features (Kleo, price estimate, financing check). It ensures:
- one account per phone number
- safer exchanges between individuals and professionals
You get a 6-digit code by SMS. Your number isn’t shown publicly, unless you choose to show it to the people you’re in touch with.
What can I do on Havelia?+
Havelia brings together people looking for a property and people who have one, on two markets: sale and rental.
- Buy or Rent: create your project (type, budget, area, criteria). Home shows you the compatible listings, and their owners see your project: they can send you a request.

One account can hold several projects and listings: at the top of Home, pick the one whose selection you want to see. When it’s open, the Holidays market (going away or hosting travellers) works the same way.
How do I switch between buying, selling and renting?+
There’s nothing to switch: Home shows the selection of the project or listing you pick.
At the top of Home, Your selection for … names the one shown. Tap it to pick another of your projects or listings (a number flags new matches), or to start one: + Create a project or + List a property.
The Explorer follows your choice. Your projects, listings and conversations all stay on the same account.
What are the owner types?+
When you publish your first listing, you state your type:
- Individual: you sell or let your own property
- Agency: you are a real estate professional
- Developer: you market new-build programs (sale only)
This type is shown on your public profile. You can change it in Subscription.
What is the difference between the mobile app and the website?+
Havelia is available with a single account:
- iOS (iPhone, iPad) — via the App Store
- Android — via Google Play
- Browser (desktop) — at havelia.app
Your projects, listings, conversations and subscription are synced across all platforms, with the same features. Only the layout differs: the app has its tabs at the bottom of the screen (Home, Partners, Messages, Explorer, Profile); the website, designed for large screens, has a menu at the top of the page — Messages and your account menu (My Projects, My listings, My account, Help center).
The paid subscription is billed via the App Store or Google Play in the app, and via Stripe on the website.
I don’t remember how I signed up (Google, Apple, email).+
Try in this order:
- Google: if your list of Google accounts shows up, pick the one you use most.
- Apple (on iPhone, iPad or Mac).
- Email or phone: enter the address or number you signed up with, then the code you receive.
If you still can’t get in, contact support with your phone number: we’ll find your account.
It says my phone number is already in use.+
A phone number can only be linked to one Havelia account (buyer and seller share the same account).
If you see this error:
- You probably already have an account: sign in with that number, or try Google, Apple or your email.
- If your number used to belong to someone else, contact support to release it.
I didn’t receive the SMS verification code.+
A few checks:
- Number format: make sure you entered your phone with the country code (e.g. +33 for France). The French 10-digit format is also accepted.
- SMS reception: verify that your phone receives SMS messages (signal, airplane mode off, not in a dead zone).
- Delay: the SMS usually arrives in under 30 seconds but can take up to 2 minutes.
- Resend: if nothing arrives after 2 minutes, use the Resend code button.
- Carrier filters: some carriers block automated SMS. Try another number if possible.
If the problem persists, contact support.
Can I both look for a property and list one?+
Yes. One account can hold projects and listings, for sale as well as for rent. At the top of Home, Your selection for … lets you pick the one whose selection you want to see; the Explorer follows that choice.
Messages and your My Projects and My listings lists (Profile tab in the app, your account menu on the website) gather everything. Your public profile is shared.
Is there a desktop version?+
Yes. Open havelia.app in a recent browser (Chrome, Safari, Firefox, Edge) and sign in with the same account as on mobile — nothing to install.
On a computer you get your selection on Home, your Messages (list and conversation side by side), Partners and My account, as well as creating projects and listings.
Where do I find help in Havelia?+
The answers are gathered here, in the Help center.
- In the app: Profile > Help center. Home’s help link leads here too.
- On the website: your account menu > Help center (when signed out: the Help center link at the bottom of the page, or in the menu on a phone), or havelia.app/help.
Can’t find your answer? Email us with Contact us, at the bottom of the Help center.
How do I create a project?+
- In the app: on Home, tap Create my project. If you already have a project or a listing, open the Your selection menu and pick + Create a project, then Buy or Rent: the creation conversation guides you step by step.
- On the website: on Home, open the Your selection menu and pick + Create a project.
You can also create a project from My Projects, or from a listing in the Explorer (Create my project to get in touch).
What are the creation steps?+
The creation conversation asks one question at a time: pick an answer or write it in your own words.
- Type: apartment, house and/or plot
- Location: one or more towns, or an area drawn on the map
- Budget: your maximum budget (or maximum monthly rent)
- Size: minimum rooms, bedrooms and area, and the outdoor or land area if needed
- What matters: up to 3 criteria (natural light, quiet, open view…), then your must-haves: elevator, fiber, parking, PMR access… and for a plot: serviced, surveyed, soil study, buildable
- Situation (purchase): main home, second home or investment, timeline, where you’re at and family situation
For a rental, Lease (furnished or unfurnished, lease type, move-in date) and Household (who will live with you, pets, flat-sharing, smoking) replace the Situation step. To finish, a recap: tap a line to change it, then Create my project.
Can I search for multiple property types at once?+
Yes. At the first question (What are you looking for?), pick one or more types: apartment, house and/or plot. Your selection then shows listings of all those types.
Can I edit or delete my project?+
Yes. From My Projects (Profile tab in the app, your account menu on the website), open the project, then tap ✎ Edit next to the part to change. You can also delete a project, which will disable associated conversations.
How do I define my geographic zone?+
At the Where are you looking? question, you can combine:
- By city: type a town’s name and pick it from the list, as many times as you like.
- On the map: tap Draw my area, then Draw, and circle your area: the towns inside are added.
How does zone drawing work?+
In Draw my area, tap Draw, then circle the area with your finger (or mouse): every town inside it is added to your list.
You can draw several areas. To remove one, tap Erase, then the area.
Can I change my zone after creating the project?+
Yes: open your project in My Projects, then ✎ Edit next to the area, to add or remove towns and redraw your zones.
What is the proof of financing?+
It’s a document proving you can afford the purchase (loan certificate or simulation, bank statement…). Once verified, the Financing verified badge appears on your project, so sellers know your financing is solid.
How do I submit my proof?+
- In the app: from My Projects, tap the Add a proof of financing prompt under your purchase project, or open the project and its Proof of financing card. You can take a photo of the document, pick an image from your gallery or a PDF file.
- On the website: your account menu > Proof of financing, then choose a file.
Accepted formats: PDF, JPEG and PNG (5 MB max).
What documents are accepted?+
Any document proving you can afford the purchase:
- Mortgage pre-approval letter
- Bank loan simulation
- Account statement or proof of funds
- Agreement in principle from a bank
Accepted formats: PDF, JPEG and PNG.
How does verification work?+
Your document is automatically checked by our AI:
- Verified: the Financing verified badge appears on your project
- Rejected: the document couldn’t be validated (unreadable, incomplete, unrelated to financing, or expired)
After a rejection, you can send a new document whenever you like.
How many projects can I create?+
As many as you like: for example a main home in one town and a second home elsewhere. Each project has its own criteria, area and proof of financing.
It’s free, with no cap.
My financing proof was rejected — what should I do?+
Our AI can reject a document for several reasons:
- Unreadable document (blurry photo, poorly framed, too dark)
- Incomplete document (missing page)
- Unrelated document (not about real estate financing)
- Expired document (more than a few months old)
Try again with a clearer or more recent document, as many times as needed. If a valid document keeps being rejected, contact support.
How do I exclude developers from my selection?+
If you only want to see existing properties (sold by individuals or agencies), turn on Hide real-estate developers in your project’s preferences. Listings from Developer accounts (new builds) then no longer appear in your selection. The Explorer still shows the whole market.
Why don’t I see new cards?+
Home only shows properties whose compatibility score with the chosen project reaches a minimum score. If no card shows up:
- Widen your area or add cities
- Raise your maximum budget
- Accept more property types (apartment and house, for example)
- Relax some criteria (surface, number of rooms)
Meanwhile, the Explorer lets you browse all the listings in your area. We tell you every evening about new compatible listings.
Can I look for a rental on Havelia?+
Yes: create a rental project (in the app, the Your selection menu on Home, + Create a project, then Rent). The creation conversation asks, among other things, for your area, the type of property, your maximum monthly rent (charges included or not), the rental type you want (furnished or unfurnished) and your desired move-in date.
Your project is only compared with rental listings: sale and rental never mix. Landlords whose listing matches see your project and can send you a request. Attach a rental file so they get to know you better.
What is the rental file?+
It’s what comes with your rental project: employment, income, household, guarantor… In the app, open My Projects and tap Rental file under your rental project; on the website, your account menu > Rental file.
- Everything is self-declared: nothing is verified and no supporting document is asked for.
- The more complete it is, the higher your requests rank with landlords. A blank answer doesn’t count against you.
- Only landlords you’re in touch with (request accepted) can see it.
Each project has its own file: reuse yours, or create one for someone else.
How do I add my DossierFacile?+
DossierFacile is the free French public service that builds and verifies your rental file. In your rental file, paste the share link from your DossierFacile space (it starts with locataire.dossierfacile.logement.gouv.fr).
Havelia stores no documents: they stay with DossierFacile. The link is shown as provided, not verified, and only landlords you’re in touch with can open it.
Will I be told about new compatible listings?+
Yes. Every evening, we look for new listings compatible with your projects. If there are any, you get a summary notification (or an email if you only use the website); it opens your selection on Home, where you pick the ones you like.
To stop them, turn off Push Notifications (Profile > Notifications in the app) or the Activity (messages, requests) emails (My account > Notifications on the website): this turns off your other notifications too.
How do I list a property?+
- In the app: on Home, tap List a property (if you already have a project or a listing: the Your selection menu, + List a property), then Sell or Let. When one of your listings is picked, Publish at the top right does the same.
- On the website: Owners > List a property, at the top of the page, or from Your selection.
The creation conversation guides you through every step. You can also start from My listings, or from a project in the Explorer, when you send a request.
What are the creation steps?+
The creation conversation asks one question at a time. You can start by describing your property in your own words: the questions you’ve already answered are then skipped.
- Photos: 1 to 9, with a label for each room; the first is the cover
- Address: it stays private; the listing shows the town and an area of about 1 km
- Type and size: apartment, house or plot, area, rooms, bedrooms; for an apartment, the floor and outdoor area; for a house, the levels and land
- Price: the Estimate the price with Havelia (free) button suggests a price
- Features: co-ownership, elevator, PMR access, fiber, parking, sewage system…
- Condition: overall condition and construction year
- Energy: DPE, GES, heating and energy sources
- Strong points: up to 3 (natural light, quiet, open view, character…)
- Test stay (sale): offer it to buyers or not
- Listing text: written from your answers, for you to review and edit
For a rental, the rent and charges, the lease (unfurnished or furnished, length, availability), the terms (security deposit, guarantor) and your house rules (pets, flat-sharing…) replace the test stay. Plots have no Condition or Energy step. Finally, you see your listing as it will be published, before tapping Publish the listing. In the app, a detailed AI estimate is then offered.
Can I edit my listing after publishing?+
Yes. From My listings (Profile tab in the app, your account menu on the website), open the listing, then tap ✎ Edit next to the part to change.
How do I delete a listing?+
Open the listing from My listings, tap Delete at the bottom of its page, pick the reason and confirm. Its conversations are disabled: the history stays visible, but no one can write in them.
How many listings can I publish?+
The number of active listings depends on your subscription:
- Free: 1 listing
- Pro: up to 20 listings
- Pro+: up to 100 listings
If you reach your limit, we’ll offer you a higher plan.
How do I add photos?+
In the Photos step of the creation conversation, you can:
- Take a photo directly with your phone’s camera
- Choose from your gallery to select existing photos
At least one photo is required to publish your listing. Images are automatically compressed for fast loading.
Can I label my photos?+
Yes. Each photo can get a label (bedroom, kitchen, living room, bathroom, outdoor, entrance…), which helps people find their way around the property.
How do I reorder or delete photos?+
Press and drag a photo to reorder it. The first photo becomes the cover image for your listing. To delete a photo, tap the corresponding delete button.
How does AI estimation work?+
At the price step, tap Estimate the price with Havelia (free): our AI suggests a price (or rent) from your property’s features (type, area, location, condition, floor, outdoor space…) and what it knows of prices in the town. You can use it or keep your own.
Is the estimate reliable?+
Our AI makes it from your property’s features and what it knows of prices in the town, without looking up recent sales. It’s a starting point: compare it with sales in your area (on the official DVF site, for example) and ask a professional if needed.
Can I change the price after the estimate?+
Yes. The AI estimate is only a guide: adjust the price as you like before publishing, and at any time after.
What is a test stay?+
A test stay goes beyond a viewing. The buyer spends time in the property (a few hours to a full day) to live it for real: natural light, how quiet the neighbourhood is, day-to-day layout.
How do I offer a test stay (seller)?+
When you create your listing, enable the test stay option. You can configure:
- The duration offered (6h, 12h, or 24h)
- The maximum number of people
- Any specific conditions (hours, house rules...)
Buyers see it on your listing.
How do I arrange a test stay?+
When a buyer you’re in touch with would like a test stay, you talk it over in your conversation and agree on the details together (date, times, instructions). Test stays are governed by the test stay charter.
How does AI description generation work?+
At the listing text step of the creation conversation, tap Suggest a text from your answers (to review): our AI writes an appealing description from what you’ve already entered (type, area, condition, features…). If you described your property in your own words, a text is already suggested.
Review it: it stays fully editable, and nothing is published before Keep this text.
Are my photos checked?+
Yes. Every photo, whether for a listing, a conversation or a profile, is automatically checked for inappropriate content (nudity, violence…). A rejected photo is not published, and you’re told right away.
Our team can also remove an image that breaks the terms of use.
What happens to my listings if my subscription expires?+
When your paid subscription expires, your account goes back to the Free plan (1 listing). The most recently updated listing stays active; the others are automatically disabled.
Nothing is lost: as soon as you take Pro or Pro+ again, they’re automatically restored (within your plan’s limit).
Can I resume creating a listing later?+
Yes. Each answer is saved as you go: if you leave the creation conversation before publishing, open List a property again and it picks up where you left off. Your photos stay on the device where you added them until you publish. A draft left untouched for 90 days is deleted.
Your account and a verified phone number are asked for before the conversation opens: nothing stops you later, when you publish.
How do I add photos from my computer?+
On the website, in the Photos step of the creation conversation, click the add button and pick your images (several at once with Ctrl/Cmd or Shift), or drag them onto the photo area. Reorder them by dragging or with the ← → arrows.
We make them lighter before upload so they load fast.
Can I let my property?+
Yes: list a property to let (in the app, the Your selection menu on Home, + List a property, then Let). On top of the usual details, the creation conversation asks for the monthly rent, charges, security deposit, any agency fees, the rental type (furnished or unfurnished), availability and your conditions (guarantor, pets, flat-sharing…).
Home then shows you the tenants whose project matches, and you send a request to the ones you like. Test stays are for sales only. How many listings you can publish depends on your subscription, as for sales.
What do I see of a tenant’s rental file?+
Once you’re in touch with a tenant (request accepted), open the conversation, then your contact’s Profile tab: you’ll see their rental file — employment, household income, household, guarantor, completeness — and their DossierFacile link if they added one.
This information is self-declared: Havelia doesn’t verify it.
What counts as a room?+
A room is a main room: used for living or sleeping (living room, dining room, bedroom, office).
No minimum size is set for it to count: a 7 m² bedroom counts. The 9 m² and 2.20 m ceiling height (or 20 m³) threshold comes from the decent-housing decree: a rented home must have at least one room that size.
What does not count as a room?+
The following do not count as rooms:
- The kitchen (unless it serves as a living space > 9 m², depending on usage)
- The bathroom and toilets
- Hallways, entrances, and passages
- Closets and storage spaces
- Cellars, garages, and unconverted attics
- Unheated conservatories
- Balconies, terraces, and loggias
How is living area calculated?+
Living area corresponds to the constructed floor area, after deducting areas occupied by:
- Walls, partitions, steps, and staircases
- Ducts and door and window recesses
- Areas with a height below 1.80 m
Also excluded: cellars, basements, sheds, garages, terraces, loggias, balconies, outdoor drying areas, conservatories (unless specific decree), unconverted attics, and common areas.
Note: Carrez area (co-ownership) and living area are not identical. Carrez area includes certain spaces that living area excludes (such as heated conservatories).
Which diagnostics are mandatory?+
To sell, you provide a technical diagnostics file (DDT), attached to the preliminary contract. It includes in particular:
- DPE (10 years) and, for a house rated E, F or G, an energy audit
- Asbestos: building permit before 1 July 1997 (unlimited if none found)
- Lead (CREP): built before 1949 (unlimited if none found, otherwise 1 year)
- Electricity and gas: installation over 15 years old (3 years)
- Termites: area set by prefectoral order (6 months)
- Risk report: property in a risk area (6 months)
- Non-collective sanitation: no mains sewer (3 years)
- Noise: property near an airport
The Carrez area (co-ownership) is not part of it, but must appear in the preliminary contract and deed.
Who pays for the diagnostics?+
Diagnostics are paid for by the seller.
What is the DPE?+
The DPE is a mandatory diagnostic that evaluates a property’s energy consumption and its greenhouse gas emissions impact. It assigns a rating from A (very efficient) to G (very energy-intensive).
Is the DPE mandatory for selling?+
Yes. It must be done before the property goes on sale and shown in the listing (energy and climate ratings, estimated energy cost). Valid for 10 years; a DPE done before 1 July 2021 no longer is.
How much does a DPE cost?+
On average between €100 and €250 depending on the property size and region. It must be carried out by a certified diagnostician.
What is GES?+
GES measures the greenhouse gases (mainly CO₂) the property emits. It is the DPE’s climate rating, from A to G.
What is the difference between DPE and GES?+
The DPE gives two ratings: energy used (kWh/m²/year) and greenhouse gases emitted (kg CO₂/m²/year). Since July 2021, its class is the worse of the two: an efficient property heated by gas or oil can be downgraded.
How much are notary fees?+
“Notary fees” are actually made up mostly of taxes paid to the State and local authorities. For an existing property, they represent about 7 to 8% of the sale price. For a new-build (VEFA), they drop to 2 to 3%.
The notary themselves only earns a small fraction of this amount (the “émoluments”, fixed by decree). You can simulate the fees on the official notaries of France website (notaires.fr).
Who pays the agency fees?+
It’s stated on the listing.
Sale: fees are unregulated, most often paid by the seller. If paid by the buyer, the listing shows the price with and without fees, and their percentage.
Rental (main home): the tenant only pays for the viewing, the file, the lease and the check-in report, within a per-m² cap, and never more than the landlord.
What are co-ownership charges?+
Co-ownership charges cover the maintenance of common areas (stairs, lobby, elevator, central boiler...) and shared services (caretaker, cleaning, gardens). They are voted on yearly in the general assembly and split among co-owners according to the “tantièmes” allocated to each lot.
They are paid quarterly (charge advances) and reconciled at year-end. The seller must provide the buyer with the last 3 general assembly minutes and the charge amounts for the last 2 years.
What is the property tax (taxe foncière)?+
The property tax (taxe foncière) is an annual local tax paid by whoever owns the property on January 1st. Its amount depends on the cadastral rental value and the rates voted by the municipality and the intercommunality. It can vary widely between municipalities.
When a sale happens during the year, the tax is generally prorated between seller and buyer, as detailed in the preliminary contract or final deed.
What are the steps of buying a property?+
A typical property purchase follows these main steps:
- Define your project (budget, zone, type, criteria)
- Get a financing pre-approval from a bank or broker
- Visit properties (in person, test stay)
- Make a written purchase offer
- Sign a compromis or a promesse de vente (at the notary or agency)
- Use the 10-day withdrawal period (buyer only)
- Obtain the final loan (45 to 60 days)
- Clear the conditional clauses (financing, planning...)
- Sign the authentic deed at the notary and receive the keys
Total duration averages 3 to 4 months between accepted offer and signature.
What is the difference between “compromis” and “promesse de vente”?+
Both are pre-contracts signed after the offer is accepted but before the final deed. They differ in the commitment:
- Compromis de vente (or “synallagmatique”) — binds both seller and buyer. If one side withdraws, they face damages (usually 10% of the price).
- Promesse de vente (or “unilatérale”) — only the seller commits to sell. The buyer holds a purchase option (usually 2 to 3 months). If they don’t exercise it, they only lose the booking deposit paid (about 10%).
In both cases, the buyer enjoys a 10-day withdrawal period and suspensive conditions (notably loan approval).
How does Home work?+
Home shows Your selection for the project or listing picked at the top of the screen (tap its name to switch):
- A project (buy, rent): the compatible listings
- A listing (sell, let): the compatible projects
Requests sent to you come first, then the rest, from most to least compatible. Browse them card by card, or as a list. For each one:
- Send my project (on a listing) or Send a request (on a project): the person gets your request, and you can write to them in Messages
- Not for me: the card is set aside, and no one is told
- Tap the card to see the whole listing or project
On a request you received, Chat with … opens the conversation. The requests you sent wait for you in Messages.
How do I send a contact request?+
Owners send a request to the projects they like; buyers, tenants and travellers can also send one from a listing. Two ways:
- On Home, in your selection, tap Send my project (on a listing) or Send a request (on a project).
- On a listing’s or project’s page (the app’s Explorer, the website’s search), the same button.
For a few seconds, you can still cancel it. The other person then finds your request at the top of their selection and in Messages, under Waiting for your answer.
How do I respond to a contact request?+
Requests you receive come first in your selection, on Home, and in Messages, under Waiting for your answer (oldest first). Open one (any messages they wrote are there), then:
- Chat with …: you can reply and chat freely
- Not for me: you decline the request; they can no longer write to you and will only know it isn’t for you
If the person already sent you a request, their page shows Reply to their request.
Can I undo a choice?+
Yes.
- A request you sent: for a few seconds, you can still cancel it. After that, as long as it hasn’t been answered, open the conversation in Messages and tap Cancel the request.
- A card you set aside (Not for me): tap Cancel right after, or find it later at the bottom of your selection in list view (Show), then Put back in my selection.
Once the other person has accepted the request, it can no longer be cancelled.
What does Home show if I haven’t created anything yet?+
Home explains that it works both ways: you create your project (or list a property), we show you the compatible listings or projects, and you send a request with a note: everyone chooses who to reply to. It offers Create my project or List a property.
Meanwhile, Explore meanwhile (in the app) lets you browse the market without creating anything, and Home’s help link opens the Help center. In the app, if you aren’t signed in, tap Already have an account? Sign in.
I’ve run out of cards.+
You’ve seen your whole selection for now. Your project or listing stays visible to the other side, and we tell you every day about new compatible listings and projects.
- You’ve seen your selection: See the selection again starts it over, and the full list follows.
- Nothing yet: Home offers to explore your department and, for a project, to edit it (widen the area, the budget or the property types).
What does the “NEW” badge mean?+
In the app’s Explorer, the NEW badge marks listings and projects published less than 7 days ago.
New matches in your selection are counted for each of your projects and listings: a number next to each one, under Your selection for … and in its menu.
How do I recover a card I set aside?+
A card set aside with Not for me isn’t lost. Right after, Cancel puts it back. Later, view your selection as a list: at the bottom, Show lists the cards set aside, and Put back in my selection brings one back.
What does “Not for me” do?+
- On a card in your selection, Not for me sets it aside: it isn’t shown to you again, and no one is told. You can always put it back in your selection.
- On a request you received, Not for me declines it: the other person will only know it isn’t for you. For a few seconds, Cancel takes it back.
Moving from one card to the next sets nothing aside and sends nothing.
What is the Explorer tab?+
The Explorer lets you browse the market beyond your selection, according to the project or listing picked on Home:
- A project (buy, rent): the listings
- A listing (sell, let): buyers’ or tenants’ projects
Search a city or a department (or all of France), narrow it down with filters, then open a result to see its page. In the app it’s a tab; on the website, use Buy, Rent or Owners (See the buyers, See the tenants), with a map on a computer. Home picks for you; in the Explorer, you do the searching.
Which filters does the Explorer offer?+
- Place: a town, a whole department, your towns, around me or all of France; on the map, the area shown (Map area)
- Price (listings): a minimum and a maximum; Your budget fills in the maximum
- Type: apartment, house, plot (when buying)
- Rooms and Surface (listings): a minimum
- Sort: most recent, price or budget ascending or descending
For buyers’ or tenants’ projects, only the type can be filtered. Clear filters resets the search.
Can I contact someone from the Explorer?+
Yes. At the bottom of a listing’s or a project’s page, a button shows where you stand:
- Send my project (on a listing) or Send a request (on a project): a contact request for one of your projects (or listings) in the same market — Send with: lets you pick if you have several
- Request sent: waiting for an answer
- Reply to their request: they wrote to you first
- In touch: Open the conversation
- Declined: the request was turned down
If you have nothing in that market yet, the button first offers to create your project or list a property.
Can I browse without an account?+
Yes. Without signing in, you can browse listings and projects, in the app’s Explorer as on the website. To send a contact request, sign in, then create your project or list a property.
How do conversations start?+
A conversation starts with a contact request, sent from Home or the Explorer: you can write in it right away (3 messages, no links or photos, until they answer), and the other person chooses whether to reply. There is only one conversation between two people: if several listings or projects match between you, you’ll find them all in that conversation.
How do I access my messages?+
In the app, tap the Messages tab; on the website, Messages at the top of the page. Your conversations are there. Contact requests you receive wait at the top of the list, under Waiting for your answer (oldest first). A red badge indicates unread messages.
What can I send in a conversation?+
You can send text messages and, once the request is accepted, photos. The listing or project involved opens from the conversation, in its tabs.
How do I block a user?+
In a conversation, open the other user’s Profile tab and tap Block user, then confirm. The conversation is disabled and they can no longer message you. To unblock, return to the same tab and tap Unblock user. The Report profile button is there too.
Can I see if my message has been read?+
No: Havelia doesn’t show read receipts. On your side, a red badge on Messages and a highlighted conversation flag the unread messages you’ve received.
Why is my phone number or email blocked in messages?+
For your safety, we block phone numbers and email addresses in messages: a message containing one isn’t sent (“Sharing phone numbers or email addresses is not allowed in messages”).
Until the request is accepted, links and photos can’t be sent either.
This protects you from phishing and lets us step in if you report a problem.
To give your number to the person you’re talking to, turn on Show my number to my contacts: it then shows on your profile, only to the people whose request you accepted (see “Is my phone number visible?”).
How do I leave a conversation?+
- In the app: in Messages, swipe the conversation row to the left (or long-press to select one or more conversations), then Delete and confirm.
- On the website: open the conversation, then the Profile tab and Leave conversation.
It disappears on your side; the other person keeps it and sees that you left. If they leave too, the conversation and its messages are deleted on both sides.
Can I cancel a pending contact request?+
Yes, as long as it hasn’t been accepted or declined: open the conversation in Messages and tap Cancel the request (in the app, you can also swipe its row). The request, your messages and the conversation disappear on both sides.
What is a system message?+
System messages (grey background, centered) are generated automatically by Havelia. They mark the key steps of a conversation:
- Contact request sent
- Request accepted
- Another request (for another listing or project, in the same conversation)
Will I get an email for new messages?+
If you only use Havelia on the website (no mobile app installed), we send you a summary email 5 minutes after a new unread message. If you read the message within that window, the email is not sent.
You can turn these emails (Activity (messages, requests)) off from Profile > Notifications in the app, My account > Notifications on the website, or the Unsubscribe link in every email.
App users receive a push notification instead, in real time.
What subscriptions are available?+
Havelia offers three plans for owners:
- Free: 1 active listing
- Pro: up to 20 listings and verified badge
- Pro+: up to 100 listings and diamond badge
How do I subscribe?+
From Subscription (the Profile tab in the app, My account on the website), or when you reach your listing limit. In the app, you pay through the App Store or Google Play; on the website, by card with Stripe (see “How do I subscribe from the web browser?”). You accept the terms of sale before your first purchase.
How do I manage or cancel my subscription?+
A subscription taken in the app is managed in your store:
- iOS: Settings > your name > Subscriptions
- Android: Google Play Store > Payments & subscriptions > Subscriptions
You can modify or cancel your subscription at any time.
What is the difference between Pro and Pro+?+
Both paid plans let you publish several listings and add a verification badge to your public profile:
- Pro — up to 20 active listings, verified badge
- Pro+ — up to 100 active listings, diamond badge
Pro suits active individuals and small agencies; Pro+, agencies with many listings.
How do I subscribe from the web browser?+
On havelia.app, open My account > Subscription and choose Pro or Pro+. You land on Stripe’s secure payment page:
- Enter your bank card (Visa, Mastercard, Amex…)
- Confirm the payment
- You’re back on Havelia, subscription active
Web payments go through Stripe, separately from the App Store / Google Play.
How do I manage a subscription purchased on the web?+
If you subscribed on the website, the Subscription section of My account shows Manage Subscription. It opens the Stripe Customer Portal where you can:
- Update your bank card
- Change plan (Pro ↔ Pro+)
- Download your invoices
- Cancel your subscription
A Stripe subscription must be canceled from this portal — it does not appear under Subscriptions in the App Store or Google Play.
Is there a free trial for agencies?+
Yes. The very first time you switch your account type to Agency, we offer a free 3-month Pro trial. No card required.
At the end of the trial, your account goes back to the Free plan (1 listing) unless you take Pro or Pro+. The trial is granted only once per account.
I changed devices — is my subscription transferred?+
Your subscription is tied to your Havelia account, not to a device. Sign in with the same account on the new device and the subscription is immediately recognized.
The payment method doesn’t change: a subscription bought through the App Store stays managed by the App Store, even if you later move to Android. To change it, cancel the first subscription, then subscribe again from the other platform.
My subscription expired — how do I restore my listings?+
Nothing to do. As soon as you take Pro or Pro+ again, the listings disabled at subscription expiry are automatically restored, within your plan’s limit (20 or 100). Your photos, description and price are intact.
Is the verified badge visible everywhere?+
Yes. As soon as a Pro or Pro+ subscription is active, your badge shows on:
- Your public profile
- Your listings on Home
- The header of your conversations
It disappears automatically if the subscription expires.
How much does it cost an owner?+
For an individual, one listing is published for free, for sale or to let, and Havelia takes no commission: we show you the compatible buyers and tenants, and the sale or the lease is agreed between you.
To publish more listings — or as an agency or developer — the Pro (up to 20 listings) and Pro+ (up to 100) plans are available.
How do I edit my profile?+
In My information (Profile > My information in the app, My account on the website), you edit your profile photo, name, phone and email.
How do I change my password?+
You don’t need one: you sign in with a code sent by email or SMS, or with Google or Apple.
How do I manage my notifications?+
- In the app: Profile > Notifications. Turn Push Notifications on or off (if you turned them off in your phone’s settings, the app takes you there) and the emails Activity (messages, requests) and Newsletter.
- On the website: My account > Notifications, for the same emails.
How do I change the language or theme?+
From Display (Profile > Display in the app; My account > Display on the website):
- Appearance: light, dark or system (follows your device settings)
- Language: in the app, it follows your device language; on the website you pick it here, and your emails follow that choice
How do I manage my data?+
In My data (Profile > My data in the app, My account > My data on the website), you turn Audience measurement and Measuring our ads on or off, for this device; saying no costs you nothing. You can also export your data or delete your account there.
How do I hide my property’s address?+
There’s nothing to do: we never show your property’s exact address, only the city and an area of about 1 km.
In the app, you can choose to give it to someone you’re in touch with: in the conversation, Share the exact property address.
The one exception: an agency publishing from its software can choose to show the address.
How do I delete my account?+
In My data (Profile > My data in the app, My account > My data on the website), tap Delete Account. You then have 30 days to change your mind: sign back in and the deletion is cancelled. After that, your account and all your data are permanently deleted.
Can I recover my account after deletion?+
Yes, for 30 days after the request: sign back in and your account is back. After that, deletion is permanent.
How do I sign in from a new device or browser?+
Download the app (App Store / Google Play) or open havelia.app in your browser, then tap Sign in.
Use whichever method you like:
- Google — “Continue with Google” button
- Apple — “Continue with Apple” button
- Email — enter your address, then the code you receive by email
- Phone — enter your number, then the code you receive by SMS
Once signed in, all your data appears automatically: projects, listings, conversations, photos, subscription.
⚠️ Google, Apple and email open the same account when they share the same email address. If you hid your address with Apple, sign back in with Apple or your phone number: another method would create a new empty account. See “I don’t remember how I signed up (Google, Apple, email).”
How do I sign in on the website from my computer?+
- Open havelia.app in Chrome, Safari, Firefox or Edge
- Click Sign in
- Use the method you chose at signup (email or phone, Google, Apple)
You’ll find your selection, your messages and My account, laid out for a large screen. Your conversations are synced in real time with the app.
Is my data synced between mobile and web?+
Yes, fully and in real time. One Havelia account = the same data everywhere:
- Profile, profile photo, personal information
- Projects and listings
- Listing photos and descriptions
- Conversations and messages
- Active subscription and verified badge
- Email preferences
There’s nothing to sync yourself.
What happens if I’m signed in on several devices at once?+
No problem. You can stay signed in on several devices at once (phone and computer, for example): every change shows up everywhere right away.
How do I change my email address?+
In My information (Profile > My information in the app, My account on the website), replace your email address.
We send a confirmation email to the new address. Until you open its link, the old one still works for sign-in, so a typo can’t lock you out. A note under the field says the confirmation is pending.
Once confirmed, the new address replaces the old one.
I didn’t receive the email-change confirmation.+
A few things to check:
- Check your spam / junk folder — the email is sent from
noreply@havelia.app - Delay: the email usually arrives in under a minute, sometimes up to 10 minutes depending on your provider
- Try again: from My information, make the change again
- Check the address: a typo is the most common cause — re-read carefully
Until the change is confirmed, your old address stays valid for sign-in. No risk of being locked out.
How do I change my phone number?+
In My information (Profile > My information in the app, My account > My information on the website), tap your phone number and enter the new one. A new SMS code is sent to verify the number.
Once verified, the new number replaces the old one. The number must be unique on Havelia — if it’s already linked to another account, the change is rejected.
I signed in with Google / Apple — what is my password?+
You don’t have one: sign-in goes through Google or Apple. To sign in elsewhere, tap Continue with Google or Continue with Apple again; on the website, the browser may ask you to pick your account.
I get a “Wrong code” or “Code expired” message at sign-in.+
Three cases:
- Wrong code — check the 6 digits. If you asked for several codes, use the last one you received
- Code expired — ask for a new one: Send a new code (email) or Resend code (SMS)
- Too many tries (or Too many attempts by SMS) — wait a few minutes, then try again
Also check the address or number you entered. If nothing works, contact support with your phone number so we can find your account.
I accidentally created two accounts — how can I merge them?+
This mostly happens if you hid your address with Apple, then used Google or your email to sign in, or two different addresses. The two accounts are independent and their data is not mixed.
What to do:
- Identify the main account (the one with your projects, listings, conversations)
- Sign in to the empty account (the one created by mistake)
- Delete that empty account from My data > Delete Account
- Sign back in to the main account with the original method
If you have data on both accounts and want to merge them, contact support with both email addresses.
How do I sign out?+
In the app: at the bottom of the Profile tab, tap Sign Out and confirm. On the website: open your account menu at the top right and choose Sign Out.
Signing out deletes nothing — you’ll find all your data at your next sign-in.
How do I export my personal data (GDPR)?+
In My data (Profile > My data in the app, My account > My data on the website), tap Export My Data: we email all your personal data (profile, projects, listings, conversations…) as a file to your account’s address.
It usually arrives within seconds. It’s free, as GDPR requires.
How do I manage my email preferences?+
Three ways:
- In the app or on the website: Profile > Notifications in the app, My account > Notifications on the website, then toggle Activity (messages, requests) and Newsletter
- Without signing in: havelia.app/preferences (enter your email)
- From an email: the Unsubscribe link at the bottom of every email removes you from that kind of email in one click
Your choices apply everywhere.
What do other users see on my profile?+
Your public profile shows:
- Your first name and the first letter of your last name (e.g. Marc D.), then your full name once a contact request is accepted; professionals (agencies, developers) always show their full name
- Your profile photo (if you added one)
- Your type (individual, agency or developer)
- Your verification badge (Pro / Pro+) if any
Your email address is never visible. Your phone number is only shown if you chose to display it, and only to the people you’re in touch with. Until you accept their request, someone can send you at most 3 messages, with no links or photos.
The app is asking me to update — why?+
On launch, the app checks its version. When a minimum version is required (security patch, new feature), it asks you to update from the App Store or Google Play.
- Recommended update: you can dismiss it temporarily
- Required update: the app won’t work until the update is installed
On the website, there’s nothing to update: the latest version loads on every visit.
Is my phone number visible?+
No, not publicly. Your number appears neither on your listings nor on your projects, and nobody can call you before you have accepted to talk.
In an accepted conversation, it is shown only if you choose to (professional accounts show it by default). You make that choice when verifying your number (Show my number to my contacts), and can change it in My information (Profile > My information in the app, My account > My information on the website).
What is the partners directory?+
Partners (a tab in the app, a link at the top of the website) is a directory of professionals: mortgage brokers, property inspectors, architects, and more. They are organized by category to help you find the right professional.
Partners pay to appear on Havelia: see “How are partners chosen?”.
How do I contact a partner?+
Open a partner’s card: you’ll find their specialties, service area, description and contact details to reach them directly.
How are partners chosen?+
These professionals pay Havelia to be shown here. They are ranked by how useful they are to your project, the closest first; paying doesn’t move anyone up. This is not a recommendation: the choice is yours.
Among equals, the order changes on every visit.
Why don’t I see some partners?+
Some partners are local: they only work in certain departments or on certain postal codes.
- In the app, the Area filter shows My areas by default: the departments of your projects and properties. Pick All areas, or another department, to widen the list.
- On the website, enter a town, postcode or department under Where is your project?, or pick one of your towns in My areas. Clear the field to go back to All of France.
National partners always stay visible.
How can I become a Havelia partner?+
Are you a broker, inspector, mover, architect or other real estate professional? Write to contact@havelia.app with:
- Your business name and website
- Your certification (if applicable)
- Your service area (national or department/postal codes)
- A short description of your activity
- Your logo
We’ll get back to you quickly.
Will the partner know I contacted them?+
Not from us: we never pass on your name or contact details. We only count clicks on their number, website and email, without knowing who clicked.
